I live on 38th st btwn 8th & 9th ave's (seems like the whole block is coming down!), and was wondering
if anybody has seen any renderings of what is about to be built here?
I asked about this site quite awhile ago....Lofter (thank you),proved to be a wealth of info

I do know that all the demo seems complete...

GLENWOOD MANAGEMENT, THE FAMED UPPER East Side developer and landlord, is planning a 550,000-square-foot rental complex on the West Side near Ninth Avenue, a source said. The development site will stretch over a plot between 37th and 38th streets and Eighth and Ninth avenues. The new complex, which could be anywhere from 20 to 25 stories tall, will develop over an area dotted with parking lots and small buildings.
Last week, Glenwood Management acquired a parcel of land for the development site at 310 West 38th Street for $59 million. The sale was recorded in city records.
If you’re a developer with a familiar name, it’s best to jump on the West Side bandwagon right now. The Elghanayans, Joseph Moinian, Related, Brookfield Properties and now the East Side mainstay Glenwood are all building there.
Though, in fairness, Glenwood has been breaking free from its Upper East Side roots for a few years now. The company has developments in Murray Hill, Tribeca, the Upper West Side and the financial district.

With all this talk...Where are the renderings?

I guess I got my answer....
I talked to someone named Gary at Glenwoods main office this morning.
I was told that the designs hadn't been drawn up yet, that it would be several more months before they were,
and that when some designs had been drawn up they would go before the community board for comments etc.
What is taking them so long?
They started digging here over 4 months ago!
Another project was started at the end of the next block- well AFTER this one was started- HOWEVER....
The foundation there has already begun, and building is well under way?!?!

They may want to get some foundation work done by a certain date which might allow the developer to get various tax benefits, etc.

Our coop was advised today that at the construction site, they were going to start building piles in two weeks and the construction noise will be VERY LOUD for one month or so..
(as if it weren't loud enough already)!
How can they start driving piles (if as they claim) they don't even have any renderings
of the building planned for the site?

Usually with rental towers in Manhattan, there is no need to post renderings since there is so much demand for rentals and they are probably and usually architecturaly lame (just like some hotels). With condo towers on the other hand, they are usually trying to attract the buyers, so their towers make more of statement in design. So renderings do float around.

found out that our local CB4 will be discussing this (and others)
at the next meeting....maybe we will finally see what it's supposed
to look like?!

...will be discussed at the next community board 4 land use committee . It is usually a good opportunity to view plans and meet the developer. Feel free to attend.

This joint venture with the Port Authority of NY/NJ is an 80/20 residential property that contains 15,000 sq. ft. of retail and community facility space and nearly 41,000 sq. ft. of parking which will have approximately 200 parking spaces. There is a large public open space component to the property. The project will be partly financed with New York State Housing Finance Agency tax-exempt bonds.

The Dermot Company said it would start building its $450 million Hudson Mews project, two 18-story buildings over platforms on opposite sides of 37th Street, west of Ninth Avenue, along with a public park. Stephen Benjamin, a principal at Dermot, said the company was completing its financing and negotiations with the Port Authority to buy development rights over ramps leading to the Lincoln Tunnel.

Well it's been loud and slow going down in da pit,
(which has gotton quite deep).
They found a pool of oil that had to be cleared,
(since Bovis was working down there who knows
how legally it was done)?!
They dug under the building to the east (A) and
had to shore it up.
Looks like some foundation has finally been poured
on the 38th street side (B).

Down at the corner of my building bedrock surfaced
and they've been drilling and hammering for weeks trying
to break it up and get it out.
7AM and it sounds like a war zone

I was told by a member of community board 4 that Glenwood had
shown them a rendering BUT...
They have since changed it and have shown no one the new design

As shown on the map above your neighboring Glenwood project (Number 11) will be jsut an itty-bitty narrow thing

A water main? Consider the possibility of an underground stream ...

As can be seen on the Viele "Sanitary & Topographic Map" of Manhattan (section below), at one time a stream ran through the part of that block where the Glenwood project is rising (between what is now 37th & W. 38th east of Ninth Avenue).

That stream was part of a series of streams which came together near today's intersection of Tenth / W 40th. That larager stream then ran to the Hudson (or North) River, passing through a marshy area and entering the River at what, back then, was the shoreline in the vicinity of Eleventh / W 42nd (where River Place II is now rising) ...
