Hi All,
First time poster so be gentle!

I'm relocating to NYC in a week and my firm is arranging a Short Term rental (3 months). We have the chance of a 2 Bed in the Orion building which I've read so much about on this forum.

My querie is that I read an old thread from July that mention the Orion doesn't allow short term rentals. Is that the case? Is a 3 month rental considered short term? The agents seem above board.

Things are changing due to financial conditions. What may not have been allowed six months ago may very well be welcome now.

Why not bypass the agents, who have their own interests in mind, and phone the building management company?

If your firm is doing the arranging, then why would you care whether the Orion allows it or not?

It seems like that is something for your firm to worry about, not you.

Whether or not it's the firm's responsibility, it's NYCWeegie who would be left on the streets with no place to sleep. I'd check.

Many condo owners try to recoup their costs by renting out their apartments for a week here and there -- which is a violation of NYC's hotel law. The city, especially in this environment, wants its taxes, and is cracking down on that sort of behavior.

A three-month rental is a different story -- it's really a sublet. Sublets in the Orion go through Penmark, the managing agent, which charges a fee of a few hundred bucks to review the paperwork, but if you're a decently-qualified applicant, you should be fine.

In general, you want to work with real estate agents who are members of the Real Estate Board of New York (REBNY), which is our trade association, but I would trust your instincts too. If you think the agents are above board, they probably are.

Well anyway, we're in. Small problem at the door as the owner/agent hadn't emailed their confirmation forms so a small 10min delay whilst the concierge waited on that. Good to see all the issues people identified on Wired over the years have been resolved. Doormen couldn't be more helpful, place is vey clean, gym is good, breakfast is great...good building!

Anyone know where I can find the residents intranet/building information pages?

me and my girlfriend live in the orion and i have to tell you, it is the best building i have ever been in, forget live in, in manhattan... of course there are better buildings but if you take into account cost, quality or neighbors, staff and neighborghood( yes neighborhood) its one of the best buildings in manhattan. i have read many people put down the orion because of the neighborhood, but what is so bad about the neighborhood? the port authority? well, yes, it can be slummy, but what part of manhattan isnt? orion is close to all new york and out of state transportation, right in the heart of the restaurant district and theater district, we have an indoor pool( how many other new yorkers can say that?) breakfast is included every morning, a mini movie theater with free movies once a week, amazing doormen, quality gym, hot tub and sauna..a variety of classes and other entertainment in the building and a common area that can be reserved free of charge to host parties or whatever you need where your small apartment size may be a problem..amazing views,. ill tell you, perhaps the village is a trendier area, but cosidering everything else we get here that can be found in the village, and a train is half a black away that will have you in the village in 30 seconds, ill take my one bedroom is the orion over any apartment in the village thats twice as large.before i moved here i felt the need to get out of the city every chance i had, now , with the pool, gym and everything else, my weekends feel like a vacation in intself..i recommend the orion to anyone who can afford it...yes, slightly pricy but considering everything else i looked at in manhattan in the same price range, the orion blew them all away..to criticize the orion because of its close proximity to the port, is just silly..my view, my pool, my neighbors , breakfasts by starbucks,hottub sauna, ..all that and the only thing i have to deal with is walking past an eyesore once a day, ill take it and to tell you the truth, if i could have the option of having the port authority not there, i wouldnt take it.i love the ability to have friends and family from jersey take a bus and walk a half a block after getting off a long bus ride and be at my front door..its like nothing else and i know the feeling of taking a long trip and sitting in tunnel traffic only to have another 30 min or train rides and walking just to get home..like i said, the port authority isnt pretty but it saves me a lot of hell and i wouldnt have it any other way..times sq isnt the same 42st as the 80s and 90s...its no longer a bad place and those who think it still is, either dont know new york or they are just hating and wish they had a pool and hottub.lol

Newbie jamesandhill re-awakened this thread after 6 months of slumber -- and NOWHERE in this thread is there a mention of the Port Authority before this first-timer obsesses about it.
