I need your insight guys.
I am looking for a 1br to rent. I always lived on the UWS (120th/105th/103rd)
Yesterday i saw many aptartments, same price, huge difference in quality.
So far i applied for two apartments: one on West End/63rd street, massive rental towers, quite modern, river view, 24th floor, gym, doorman, etc, behind the Lincoln Center
the other is on 91st/broadway, same thing (http://www.greystonerentals.com)
I like the first one, in theory i could walk to the office (58th/Fifth), but the area around is not the best, not much to do, i wouldnt walk out to grab food.
The second on the contrary, is further uptown, but better served by subway and everything
any suggestion is more than welcome

Unless you are a runner / biker who likes the proximity of Riverside Park, I agree with ablarc: #2

it came out that the second one is a bit more expensive (they offer the 13th month for free, as many other companies do these days) and also the living room is smaller, while the bedroom is bigger...
i saw many apts in the last 2 days, and it shocks me that for the same price the quality shifts so much. At the end I think i will be "forced" to go with the option numb 1 on west end, even if the area sucks...

I say number two also.
Based on nothing other than Ablarc & Lofter being sensible (and most helpful) chaps :p

today i have seen many others, and i am still more confused.
first of all, I am still reluctant to pay broker fee for a 1 year rental. It makes a significant (for me) difference on this price range.
considering also the broker fee, i have now shortlisted the following apts, here from the cheapest to the most expensive (the difference between first and last is below $600)
1- west 96th (strangely cheap, they just rebated $300)
2- west end (the option number one i told you above, it is because is w/o broker fee)
3- west 89th
4- west end (another one a block away from numb 2, also w/o broker fee)
5- west 95th
6- west 85th
7- 55th str and broadway (brand new, closest to my office, but expensive + broker fee)
I didnt have in mind to stay so uptown as 96th, but the apt is one of those places you can really call "home"...
every tip is welcome...

first advice: stop looking. too many options will make you crazy.

agree, I am already getting there...
if the offers were comparable I'd stop looking...
On top of that, I just read two reviews saying that people in the building at West End experienced snipers shooting from the project in front of the towers!

I have to find a place for the end of the year. Same general options and area as you (work in upper 50's & Broadway. Looking for studio/1br in decent and/or doorman building). I just wrote for info on that new place on 91st and Broadway. Greystone?
Anyway, any tips or good deals you ran in to would be helpful.

It's a crap real estate market. Don't hesistate to renegotiate broker fees. I would also go direct to Management companies (as noted elsewhere). For instance, Algin Management has a great stock of buildings all over the city.
